Received a betterment levy assessment? Have it checked before you pay.

A real estate appraiser who is also a civil engineer: I review the assessment against the property’s planning and engineering data, and file a counter-appraisal, an objection or an appeal where there are grounds.

Keystone Group – civil engineering and real estate appraisal: a construction site and buildings under construction

Why an appraiser who is also an engineer?

Real estate decisions are sometimes worth hundreds of thousands of shekels or more. A property’s value is determined not only by market transactions, but also by what is permitted and possible to build on it.

Reliability, objectivity and professional integrity: full transparency at every stage, based on data and facts, committed to the truth and to the client

Engineering perspective

The structure, infrastructure and what can actually be built, not just what the plan says.

Planning perspective

Rights, restrictions and planning changes, and their effect on the property’s value.

Appraisal perspective

Market data, comparable transactions and accepted appraisal methodology.

Urban renewal and tenant support

In urban renewal projects (such as evacuate-and-rebuild schemes), residents face major financial decisions, and most have no tools to examine the developer’s offer. When the support comes from an appraiser who is also an engineer, the offer can be examined from both sides: the appraisal side, meaning the value of the existing apartment and the compensation offered, and the engineering and planning side, meaning the scope of construction, the rights and the feasibility of the project. The goal is for residents to make an informed decision, rather than relying only on the developer’s presentation.
